In the schematic design phase, we develop 3 subphases of design with 3 options at each subphase to achieve the desired form and function of the project. These 3 subphases consist sequentially of the following:

Diagrammatic phase which shows spatial organization and circulation.

Concept phase which shows materials and massing in plan and elevation

Schematic phase which solidifies the vision creating plans, elevations, and renderings.

In the design development & documentation phase we dive deep into detail. The first step is to develop the project manual. This manual determines and compiles the selection of finishes, furniture, and equipment for your project. The successive design documentation creates a quantitative and code compliant illustration of the design for permitting and bidding. The deliverables included with this service include:

Project Manual, Design Plans, Forms & Applications, Bidders Instructions.

In the permitting and entitlement phase we coordinate, submit, and walk-through the documentation required for plan review and permit. Furthermore, we assist and provide the required documentation for the planning and application for new or upgraded utility service.

The result of this phase is permit in hand and utilities available to hand to the builder at appropriate intervals of construction.
